1. Terms & Conditions (T&Cs)

1.1 Introduction

These terms govern the access and use of ARIPS PROPERTIES LTD (“ARIPS”) platform, services, marketplace, professionals, agents, contacts, artisans, mobile applications and other portals owned, operated and branded and made available by ARIPS (herein after referred to as “Services”). This document is a legally binding agreement between you as the user(s) of our services (hereinafterreferred to as "you", "your" or "User") and the ARIPS contracting entity determined in accordance with clause 2.1 below (hereinafterreferred to as "we", "our" or "ARIPS").

1.2 Application && Acceptance

Your access to and use of the Sites and our services, software, platform and products through the Sites, is subject to the terms and conditions contained in this document as well as the Privacy Policy(defined in clause 2 below), the Rental and Real Estate Policy, Artisans and specialised policy and any other rules and policies of the Sites that ARIPS may publish from time to time. This document and such other rules and policies of the Sites are collectively referred to below as the "Terms". By accessing and use of the Sites and Services, you agree to accept and be bound by the Terms. Please do not access or use the Services or the Sites if you do not accept all of the Terms.

By accessing or using the services, users agree to comply with these Terms and applicable Ghanaian laws and UK law for clients in diaspora such United Kingdom, United states of American and other European countries.

ARIPS may amend any Terms at any time by posting the relevant amended and restated Terms on the Sites. ARIPS will inform you of any material change to the Terms by posting the relevant changes on the Sites. By continuing to access or use the Services or the Sites, you agree that the amended and restated Terms will apply to you.

The Terms may not otherwise be modified except in writing by an authorized officer of ARIPS.

1.3 Eligibility

You may not access or use the Services or the Sites of ARIPS and may not accept the Terms if (a) you are not of legal age, for example, UNDER 18 YEARS OLD IF YOU ARE IN GHANA, THE EUROPEAN UNION (EU) AND THE EUROPEAN ECONOMIC AREA(EEA), to form a binding contract with ARIPS, or (b) you are not permitted to receive any Services under the laws of Ghana (or UK in respect of our clients living in the UK) or other countries including the country in which you are resident. For the purpose of clarity,users must be 18 years or older and legally competent to enter into contracts.

1.4 Registration & Account Security

  • You must register as a member on the Sites in order to access and use some Services. During your registration, Users must provide accurate registration details.If you are a registered member of any of the Sites, and you are from Ghana or UK, you are contracting with ARIPS PROPERTY LIMITED.
  • Further, ARIPS reserves the right, without prior notice, to restrict access to or use of certain Services (or any features within the Services) to paying Users, or subject to other conditions that ARIPS may impose in our discretion.
  • Users are responsible for account security and notifying ARIPS of unauthorized access by hackers and it shall promptly be remedied.

1.5 Marketplace & Listings

  • Listings include properties, plots, rentals, hotel accommodations, artisan services, and specialized services.
  • Users guarantee the accuracy of information provided.
  • ARIPS may verify, suspend, or remove listings that are false, misleading, fraudulent or suspected to be fraudulent or illegal.

1.6 Payments, Commissions & Fees

  • All transactions, commissions, and fees must be processed through ARIPS.
  • Attempting to bypass ARIPS to avoid fees or commissions is strictly prohibited.
  • Marketers, agents, and service providers are bound by their commission agreements.

1.7 User Conduct

  • Users must not engage in fraud, illegal activities, or misrepresentation.
  • Marketing and promotion must comply with consent-based communication norms.

1.8 Intellectual Property

  • ARIPS is the sole owner of the content, logos, software, and branding are proprietary.All title, ownership and intellectual property rights in the Sites and Site Content shall remain with ARIPS and all rights which are not expressly claimed herein are hereby reserved.
  • Users shall not copy, reproduce, or distribute content without permission.
Legal Notices
  • All legal notices or demands to or upon ARIPS shall be made in writing and sent to any of the offices of ARIPS in Ghana or UK personally, by courier or certified mail to the following entity and address: . The notices shall be effective when they are received by ARIPS in the above-mentioned manner.
  • All legal notices or demands to or upon a User or the client shall be effective if either delivered personally, sent by courier, certified mail, by facsimile or email to the last-known correspondence, fax or email address provided by the User or client to ARIPS or by posting such notice or demand on an area of the Sites that is publicly accessible without a charge. Notice to a User or client shall be deemed to be received by such User or client if and when ARIPS is able to demonstrate that communication, whether in physical or electronic form, has been sent to such User, or immediately upon ARIPS posting such notice on an area of the Sites that is publicly accessible without charge.

3. Liability

  • ARIPS is not liable for property defects, rental disputes, hotel quality, artisan work, or specialized service issues. Liability is limited to the fees paid for the specific service.
  • ARIPS is not responsible for hotel quality, guest safety, or operational issues.
  • ARIPS is liable only for obligations stated in property management agreements and shall not be responsible for tenant misconduct or external property issues.
  • ARIPS is not liable for performance, timelines, project outcomes or any breach of agreement committed by the artisans or anyone clients will engage outside the scope of ARIPS.
Force Majeure

ARIPS shall not be held liable in any court or forum for or be made to pay any form of compensation whatsoever for any loss which arises from the unavailability, inconvenience or failures of the services or systems due to the following reasons: (i) system shut-down for maintenance; (ii) inability to transmit data due to failures in communications terminals or telecommunications equipment; (iii) systems failure and inability to perform its functions due to force majeure events including but not limited to typhoons, earthquakes, tsunamis, floods, power failure, fires, storms, war, political unrest, labour strikes, shortage of labour or materials, riots, insurrections, civil disturbances, terrorist attack, explosions, acts of God, governmental actions, orders of domestic or foreign courts or tribunals, non-performance of third parties; or (iv) suspension or delay of services or systems failure due to reasons. beyond the reasonable control of ARIPS such as hacker or cyberattacks, technical adjustments or failure of the telecommunications department, website upgrades, third party problems or any suspension or disruption of transportation or business operation (including but not limited to delays or disruption of the resumption of work or operation ordered by any government agency) in the event of a national or regional spread of epidemic or pandemic.

4. Member's Responsibilities

Each Member agrees that (a) you have full power and authority to accept the Termsand to perform the obligations hereunder; (b) your access and use the Sites and Services will be for business purposes only; and (c) for Members who are business entities, the address you provide when registering is the principal place of business of your business entity.

Each Member agrees that (a) such information and material whether submitted during the registration process or thereafter throughout the continuation of the use of the Sites or Service is true, accurate, current and complete, and (b) you will maintain and promptly amend all information and material to keep it true, accurate, current and complete.

Upon becoming a Member, you consent to the inclusion of the contact information about you in our database and authorize ARIPS and our affiliates to share the contact information with other Users or otherwise use your personal information in accordance with the Privacy Policy.

5. General Disclaimer

  • ARIPS is a platform facilitator and does not guarantee returns, service quality, property value, or project outcomes.

  • Users accept all risks associated with transactions and indemnify ARIPS from claims arising from platform use.
